Works best on 100, 50 and 10 Grid, scaling by .25 or .1 steps. (Unreal)

You can just scale the long pieces to fit to the next corners, no texture stretching and even better: No use of World Align Textures. The texture will automatically scale on the X axis when the mesh size changes. (Unreal)

You can simply clean the mesh up via Material Instance sliders, to use it in ArchViz scenery. (Unreal)

Works with instances too! (Level Actor Instance, Packed Level Actor Instance).FBX and .Blend comes with the same textures, you can use the mask the same way, but in the Blender version the scaling must be adjusted manually by scaling. You can alternatively use an Array modifier.
